We’re thrilled to announce one of the biggest milestones in our journey so far, Property Genius has officially acquired South Manchester Flat Agency (SMFA). This marks our largest and most exciting expansion to date, and it represents an incredible opportunity to grow, evolve, and serve even more landlords and tenants across Greater Manchester.
With the acquisition of SMFA comes something we’ve been looking forward to for a long time, a customer-facing high street office in the heart of Chorlton. For the first time, we’ll be able to welcome members of the public directly through our doors, meet clients face-to-face, and truly become part of the local community.
Chorlton is one of Manchester’s most vibrant and connected areas, and we couldn’t think of a better place to set down roots. Having a visible presence here will allow us to build even stronger relationships with landlords, tenants, and local businesses, something that’s always been at the heart of how we work.
When the opportunity arose to acquire South Manchester Flat Agency, it felt like a natural fit. SMFA has been a trusted name in the area for many years, with an established portfolio and a loyal base of landlords and tenants. However, like many long-standing agencies, it had reached a point where modernisation and operational support were needed to meet the demands of today’s property market.
That’s where we saw the potential. At Property Genius, we’ve already faced, and successfully overcome, the very same organisational and process challenges. Bringing our experience, systems, and customer-focused approach to SMFA means we can enhance efficiency, improve communication, and deliver the level of service that both landlords and tenants deserve.
This acquisition also marks a major step forward in our team’s growth. Until now, Property Genius has been a small team of two. With the addition of the South Manchester Flat Agency staff, we’re now a team of six, a big leap and one that we’re very proud of.
All members of the SMFA team have joined us, and together we’re integrating our processes, learning from one another, and ensuring a smooth transition. When these kinds of changes happen, it’s important to move carefully, to make sure no one feels rushed or overlooked. We’re taking the time to get to know each other, understand the portfolio in detail, and make sure everyone feels supported as we blend our ways of working.
The experience and local knowledge that the SMFA team brings are invaluable, and their familiarity with the properties and landlords will help ensure continuity. At the same time, our systems and structured approach will help bring new levels of efficiency and organisation to the business. It’s already proving to be a great fit.
We know that change can sometimes be unsettling, especially when it involves something as important as property management. That’s why one of our top priorities has been to personally introduce ourselves to SMFA’s landlords. We want them to know they’re in safe hands, that the same familiar faces are still here, and that we’re not looking to rock the boat, just to steady and strengthen it.
Every landlord deserves confidence and clarity, and we’re committed to maintaining the relationships that SMFA built over the years while adding our own layer of support, transparency, and proactive management.
Of course, being in the business of property, we know all too well that moving is never easy, even for us! As part of this exciting change, our team will be relocating from our Wilmslow office to our new base in Chorlton. It’s a big move, but one we’re incredibly excited about. The Chorlton office gives us the perfect space to grow our team and continue developing our services for years to come.
While we have immense respect for the history of SMFA, we also recognise the importance of making the space our own. The office, though functional, felt a little dated, so one of our first priorities will be to refresh and rebrand it in true Property Genius style. We want it to be a place our clients are proud to visit and our team feels at home in, modern, welcoming and with plenty of character.
Over the coming months, you’ll see new signage, a refreshed interior, and of course, our signature attention to detail that reflects how we work: professional, approachable, and forward-thinking.
This acquisition isn’t just about growth, it’s about strengthening our ability to serve more landlords and tenants, understand their needs, and continue improving the rental experience across Manchester. With the addition of SMFA’s portfolio and presence in Chorlton, we’re expanding our reach and our capacity to deliver smarter, more efficient property management.
