Hi, I’m Graeme, the founder of Property Genius. My career in the property industry began at a typical corporate lettings agency in Manchester, where I quickly saw a gap in the market for a more personal service. Clients were being passed around between departments, and I felt that landlords deserved a closer working relationship with their letting agent. That’s why, inspired by Apple’s ‘Genius Bar,’ I launched Property Genius in 2010—to deliver expert, hands-on service that truly understands the needs of both landlords and tenants.

When I first started, it was just me, doing everything from viewings to property management. But as the company grew, especially after we acquired another lettings business, I brought on my first team member, who also embraced that personal touch. As demand increased, we added more team members—one to handle viewings and phone enquiries, and another to manage our in-house inventories. Today, each of us manages our own portfolio of properties, but we work together as a team to provide a seamless experience for our clients.

One of the key things that set us apart is our use of technology. When Covid hit, we were already well-prepared for remote working. In fact, we were one of the only agents in the area utilising 360 virtual tours and detailed floor plans as standard. This not only kept things moving during the pandemic but also gave us an edge in providing a smoother, more efficient experience for our clients. We’ve sourced the best prop tech to ensure that every part of the process, from property marketing to management, runs like clockwork.
